Amazing hotel with lovely owners
Me and my daughter were staying in Edinburgh for only a few days but the Rosehall hotel was the most comfortable and loveliest experience to stay in! We were lucky enough to have our room with a private balcony which was so beautiful (and we enjoyed seeing the owners beautiful cats who would pop their heads up to say hello)! The location is so peaceful and quiet, which is perfect if you want to be out of the bustling city (but still a great location if you go into the city centre as there is a bus route right outside!). The hotel itself is beautiful, we loved the traditional character of the interior and it was very clean and organised. Our room was amazing also, the bathroom was definitely our favourite! We’re not too sure if our bathroom was newly renovated but the bathroom is just gorgeous! The breakfast is well was delicious and there were so many options. Thank you so much!

Thoroughly recommend. We stayed here for 2 nights during the fringe and the value for money was exceptional. Good location (short bus ride to main fringe events), clean, cosy and Jennifer was a dream host! It was so easy to self check-in. We will be back!

I had an amazing time at the Rosehall Hotel - the breakfast was delicious and it consisted of really good options (in addition to the continental breakfast, you can also order a full English/Scottish breakfast); the room was clean and spacious enough, with a very comfy bed. Above all, the hosts were incredibly kind and helpful, always trying to accommodate everyone as much as possible (very quick to help when I also had a small incident in which I accidentally locked myself out of the hotel room at a late hour).

Checkin/ Checkout very easy, good located- main attractions and city center in walking distance and bus stop right in front, room was nice and clean, just road outside is a bit noisy if you are sensitive to noiseI would recommend it and consider staying there again myself.

I enjoyed my stay at Rosehall. The staff was extremely friendly, allowed me to check in earlier, helped to carry the suitcase. The location is near to city center. The room was clean and had an amazing view. Will definitely visit again.
Very Comfortable
My room was clean and comfortable. Slipping into a bed with crisp, fragrant sheets was a dream after a long day of travel! The hotel is in a good location as well with a bus stop directly across the street that takes me into city center within 10 minutes. I would recommend.

Very comfortable and close to bus route
We had a great stay. Rosehall is opposisie bus stop. Also easy to find Royal mile. Loved the breakfast, superbly done and portions are more than enough.
Very clean and nice
Jennifer is a sweet host and most accommodating. Rosehall is a very Scottish attired place and a great value and clean and safe. Only thing is we stayed up top in an attic room which we loved—but there is no lift so you have a lot of stairs to climb. We didn’t mind at all.

Good customer service, comfortable and enough space for the room for two of us. Very classic decoration inside, very newr to the arthurs seat and has a bus station in front of the hotel, so easy to get to the city centre. Not too far from the city centre as well. Pleasant stay! Thank you so much.

We stayed Friday - Sunday for the Edinburgh marathon. Absolutely excellent hotel, great value for money (we had a family room) and incredibly convenient for walking in to Edinburgh (or bus stop is opposite!). Jennifer was also extremely helpful and welcoming. Would definitely stay again.

Rosehall hotel is a small friendly hotel with 10 rooms. The rooms are decorated in an oriental theme which is so pretty with lots of plants.The breakfast is home cooked and to a very high standard, lots of choice and served with a smile.Highly recommend! We will be back.

Het hotel met verschillende kamers qua grootte was voor onze groep een prima hotel, dichtbij het centrum. De bus naar het centrum vertrok aan de overkant van de straat. Het ontbijt was genoeg maar wat onhandig opgesteld. De warme ontbijtjes werden één voor één klaargemaakt, dus daar moest je soms op wachten.

Enjoyed our stay!
We stayed in room 3. The room is newly renovated and furnished with great attention to detail. The room is quite small, but the bathroom is all the larger (with electric all-inclusive toilet and heated toilet seat!). The breakfast was good and reasonably priced - staff very friendly. The location is quiet but the centre is easy to reach by bus or Uber.The only thing we (perhaps as Germans) don't understand: why are there no real covers for the duvet but only a sheet in which the duvet is wrapped from underneath ... ;-)

This is a lovely place to stay, it’s hard to find somewhereto stay as a family with 2 single beds and double , although it was on very top floor so lots of stairs it was beautifully decorated and worth it , crisps and biscuits with kettle bits bonus , only flaw was trying to find the towel rail switch which isn’t clear and behind one of the single beds , radator was broken but while we were out for day they had taken up a big plug in radiator and changed all our soaking towels , they did go above and beyond , would def and will stay again :)

We had a great 2 night stay at Rosehall Hotel. Jennifer could not do enough for us. Room 3 was very comfortable and freshly decorated. Fabulous en suite bathroom. Great breakfast available as an option. Convenient location, a 15 minute walk to Royal Mile. Would definitely recommend.

It was my first time visiting Edinburgh so I didn’t know anything about placeBut the owner was very kind to giving me some ideas.The hotel had warm welcoming feeling and intimate yet giving me a complete privacyI didn’t get a chance to have breakfast but it smelled lovely every morningEasy access to the city so the location was great.

The room was gorgeous. Spacious and the heater warmed the room when needed. Brilliant size bathroom and plenty of lounge room. The pricing is very reasonable and very close to town. Bus stop right across the street. Will definitely go again. Really enjoyed our stay.

Our stay for five days at Rosehall Hotel in Edinburgh was the final destination in our six weeks tour thru Europe starting from Frankfurt via Prague, Vienna, Munich, Paris and London.Rosehall Hotel is a quaint and delightful hotel, reasonably priced with very helpful hosts, pleasant rooms and a hearty breakfast. Would recommend this hotel.

Sehr schönes, sauberes Haus mit liebevollen Zimmer, ausgezeichneten Betten und einem guten lokalen Frühstück. Sehr gut zu erreichen, die Busse halten direkt vor dem. Hotel. Aber auch zu Fuß ist man nach einem kurzen Marsch in der City.Daumen hoch und für uns ein Hotel fürs wieder kommen.

We stopped in a twin room on the first floor and the room was really clean and comfortable.The beds were SO comfy and we slept really well.The hosts were so polite and kind to us, and there was plenty to eat for breakfast.It's about a 20 minute walk into the city and is on a main bus route.If I go to Edinburgh again, there's no doubt that I'd stay at the Rosehall Hotel.I thoroughly recommend it :)

The best parts of Rosehall are Jennifer and Alex. They are very sweet kind people.The room and bath were comfortable and quiet.The place is old but everything works and it’s clean. I enjoyed the traditional period furnishings.It’s a good location to use public buses.I recommend this hotel👍⭐️⭐️⭐️⭐️⭐️

Rustic experience
The visuals were nice and the staff helpful. Location of the hotel was good.the only things I had problems with was that the kettle want working and the hot water system was difficult to adjust to the temperature you want.

The hotel was very cozy and beautifully decorated. The host was wonderful and very helpful and provided us with a great stay. The breakfast had a good variety and was very nice. The only negative aspect was that the temperature in the room fluctuated a lot with being very warm in the day and cold at night. However the blankets provided helped keep the warmth. Overall we were very pleased with the stay and would like to stay there again in the future.

We had a very pleasant stay at the Rosehall Hotel.Our host was very nice.The room was great for a family of 4, very clean and very comfortable bedding.The hotel is well located: it is very close to a bus stop. But it is possible to get to the centre of old Edinburgh by walking (the Royal Mile is about 27 minutes walk).
Brilliant hotel and stay for Edinburgh
Highly recommend this brilliant hotel. Ideal for Edinburgh as you can park up your car and use buses direct from the hotel to city centre. The hotel has lovely rooms, very clean and Martin made us very welcome. Every morning a yummy breakfast was served.

Warm, welcoming and nice
This is just the nicest places sto stay! We had the nicest room, it had a really nice bed, the room had a really big space and a nice bathroom. We were met by the friendliest host, Martin, who welcomed us. It was nice to talk to him in the mornings, he gave us some information on places to go and how to get there as we were visiting scotland for the first time. he also made us breakfast earlier one morning when we had to leav before breakfast time. Martin could not make us feel any more welcome! The bus is also right outside the door and takes you to the city center in just a few minutes. I would definitley stay here again, and will recomand it to everyone who wish a warm, welcoming, nice place to stay in Edinburgh!

Very pleasant stay…
Stayed for one night to attend Edinburgh university open day and this hotel was perfect for this as it was located pretty much next door to of of the accommodation we wanted to view and a easy 20 minute walk to the main campus.Martin was very friendly and really helpful and great for directions. Rooms are very clean and comfortable, Breakfast was great and had plenty of choices, would definitely stay here if we come back…👍

We spent two nights at this fantastic hotel (bed and breakfast). The host was really lovely and helpful, the breakfast was also delicious. Next to it, there was a bus stop so it was fast and easy to go everywhere. Also, it was next to the climb to Arthur's seat, which was a great walk. Definitely recommend it!

We really liked our weekend in this hotel. Quiet and cosy. Good breakfast (bread, bacon, beans etc). Nice clean room. The manager Martin is great and helpful. Nice communications 50m to the bus. We used uber and payed between 6-10gbp from the city centre.

Beautiful Scottish hotel!
Myself and two friends booked the family room which was perfect for our stay. The room itself was very comfortable and beautifully decorated. Breakfast in the morning was a real bonus, along with the host who was very attentive (and very kind when we missed the breakfast slot, bringing back out what he could!).The hotel is very well located, with a bus stop directly outside. We often used this for a 5/10 minute journey into central, or got an Uber for £7 in the evenings.Would highly recommend this hotel for your stay! And I will be coming back should I find myself in Edinburgh again.
Couldn't fault it!
We had a really lovely 2-night stay this past weekend. The hotel is cosy and warm. The rooms are lovely and exactly what you need for a weekend away (the best duvet I have ever slept under!). Although the hotel is quite far away from the centre (a good 30min walk), there are several buses right outside the hotel which take you straight there. Martin was really nice, as was breakfast. Would definitely recommend!

A stay at the Rosehall Hotel definitely makes your stay in Edinburgh complete! The breakfast is very tasty and rich and the owners are very friendly and ready to help you with anything. They even arranged our taxi for our drive back to the airport. Highly recommended!

Nice warm room, with tea/coffee facilities, No issues on arrival or anytime during my stay, breakfast was a big + with cereal, toast, jam/marmalade, croissants, egg, bacon, sausage, beans tea, coffee, and fruit juices, pleasant and welcoming host and great service.

Nice stay in Edinburgh's South
We stayed at the hotel for two nights at the end of our Scotland trip. The Rosehall lies near to the Royal Commonwealth Pool in the Southside of Edinburgh and there are various direct bus connections to the city centre just outside the house. The trip takes just under 20 minutes, so that you are well connected.The rooms were very similar to those of other private hotels/B&B in the UK and ours was large enough to afford enough space for two people. The owner was very friendly and helpful, especially at breakfast, and the food was nice, though the selection could maybe have been bigger. Overall, we enjoyed our stay here and would book it again.

The room was quite and the bed confortable. The breakfast was very good with a lot of producs available ( fruits, corn flakes, hame , cheese, jam, eggs, suasaage, potatoes, beans,.... I left early in the morning the last day and some breakfast to take off has been prepared.

We spent three nights here while we explored Edinburgh.The room was comfortable, the staff was very friendly and helpful.The location is a little far from the downtown area, but an easy bus ride or about a half hour walk. One of our group had their luggage lost in transit and the staff was very helpful in getting it to the hotel.Great folks.
Excellent stay
Staff are super helpful and friendly. Breakfast was really good each morning. This hotel is inside a well built, historic building with a very nice feel to it. It is about 1.7 miles from train station, so a small taxi ride is needed or you can take a nice walk of around 35mins. I am very happy with this stay and would recommend this place.

This was a nice stay. The staff was kind, friendly, and helpful. The rooms were equipped simply, however, were clean and comfortable. We also valued the calmness of the whole place. There was enough breakfast food, too. We recommend this place.

I stayed with my family for 4 days (3 nights) and thought the place was clean and tidy, and the host was really helpful and friendly. We got a room with a nice view of the front, but at night it could be a bit noisy due to cars passing by. This was not a problem however as we were too tired from all the touring in town to be disturbed and we just fell straight to sleep. Breakfast in the morning was great and we were able to leave our bags in the hotel while we tour around town/go to church on Easter Sunday. Thank you Theresa for being so hospitable!

We traveled as a group of adults and from the moment we arrived we were greeted with great warmth by Teresa who behaved like a real host.The room offered was very welcoming, clean and equipped with everything you needed. Also, the breakfast was very good both qualitatively and quantitatively and served in the chic space intended for serving breakfast.The hotel is located in an area from which you have easy access to the city center both on foot and by bus, and the city itself is of a rare beauty, with many sights to visit.In a word, the stay at Rosehall was one that exceeded expectations and we will return next time. Staying in Rosehall was a great experience. It’s a very nice, very comfortable place and Teresa couldn’t be a more attentive host. I would recommend it to anyone, especially if you prefer personal treatment to big hotels.

The host was very friendly and nothing was too much trouble. The room was comfortable and spacious and the continental breakfast was substantial and brought to our room. There were very good COVID adjustments. We would definitely consider staying again.

Homey atmosphere
Very quaint room with character. Extremely friendly, personable service, not like in an anonymous business hotel.Well connected to bus lines that go into the city center. Room included a desk for working and facilities for making tea. Wifi worked very well. The Royal Commonwealth Pool with swimming pool and gym is only 4 minutes walk away.The basic breakfast of bread and cereal was only available for an hour between 8 and 9, so if that doesn't fit your schedule it might not be ideal.

Je suis restée une semaine dans une chambre individuelle (la plus petite de l'hôtel il me semble) avec salle de bains séparée mais individuelle.L'hôtel est située un peu à l'extérieur de la ville, mais il faut seulement 10 mn de bus pour rejoindre le centre (arrêt de bus juste en face de l'hôtel, avec des bus toutes les 5 minutes).L'hôtel et la chambre sont très propres, le petit déjeuner, continental, est varié, et Teresa vous fera sur demande des toasts et du thé.La rue est un peu bruyante, mais je n'étais à l'hôtel que pour dormir, donc ce n'était pas gênant, et dès 23h il y a moins de circulation. Les chambres sont bien insonorisées (impression d'être seule dans l'hôtel).Teresa est aux petits soins pour ses clients, je la remercie encore infiniment pour son accueil.A 10-15 min à pied, il y a des restaurants et des supermarchés pour se restaurer.L'hôtel est idéal pour le séjour à Edimbourg, je le recommande.

My wife June and I had a very pleasant and delightful 3-day stay at the Rosehall Hotel from 11-13 Sep 19, and the warm and welcome was present throughout our visit.The owner Teresa was very friendly and accommodating, and provided a wealth of knowledge of Edinburgh and surrounding sites of interest and the means to traverse to these points.Rosehall Hotel exceeded our expectations for accommodations - excellent and immaculate and spacious room/suite with a very generous continental breakfast included. 5-Star accommodations for a very reasonable price. Highly recommend and will visit again!!

We thank Teresa and her family for the wonderful stay in August my daughter and I had during Fringe / Military Tattoo.In 10 days of presence we had a very nice, quiet room, overlooking Artur's Seat. It was equipped with everything you need, was very clean and well maintained.The continental breakfast was quite adequate and good, if that's not enough, ask Teresa for "upgrades", they do everything for the satisfaction of their guests. The daily conversations with her during breakfast were very nice.If you need tips (no matter what!)just contact Teresa, she will be glad to help.The walk to the center takes 20-30 minutes on foot, depending on running speed. Recommended is the Newington Road parallel to Dalkeith Road, with countless restaurants, cafes and shops that make the route interesting and pass the time quickly.Those who prefer to travel by bus can solve a day ticket for 4GBP, one way 1.60GBP, the bus stops are in the immediate vicinity of the hotel. Please note: you have to pay with the appropriate change, the driver does not change.There was only one downside to our stay: it was way too short !!!!!We would like to thank Teresa and family again for the great time and will definitely come back!

I liked the B&B, tersa was very kind and also the position was quite good.

The room was clean, dry, bright, quiet and suitable in space for a couple. The landlord was careful and always prepared. You can reach the centre of Edinburg with your feet.

The Rosehall Hotel was just great. Teresa was incredibly helpful, friendly and welcoming, the room was lovely and clean and just right for a few days stay. The hotel is located a little out of the town centre, but still walkable which was perfect during the busy Fringe season!

perfect start for our roadtrip
We stayed 3 nights in this wonderful building. Teresa was a wonderful host, the breakfast was always fine! There is a bus stop right in front of the Hotel but we preferred the 20min walk to the city centre.We are looking foreward to visit Rosehall again ;)

HAPPY AT ROSEHALL HOTEL
A VERY PICTURESQUE GUEST HOUSE JUST BELOW ARTHUR'S SEAT. A CLEAN ROOM AT REASONABLE PRICE INCLUDING COLD CONTINENTAL BREAKFAST. THE ROOM WAS CLEAN AND THE GUEST HOUSE WAS NEAR A BUS STOP TO THE CENTRE. TERESSA WHO OWNS THE PLACE IS EXTREMELY FRIENDLY AND HELPFUL. WE WERE VERY HAPPY WITH OUR CHOICE.

Great convenient location; a short walk to all the main Old Town attractions.Teresa was very friendly and helpful.The room was cosy and quite quiet, with a nice view of Arthur's Seat from the window.

Was well looked after during my stay, bed was comfortable, wifi worked fine, bathroom was well appointed. Never made breakfast (it finished at 9am!) so can't comment on that.

Great location for an Edinburgh break
Had a wonderful stay for two nights at the Rosehall, we had a lovely quiet room at the rear of the house as requested, with a spacious ensuite shower/toilet, the continental breakfast has plenty of choice and although the hotel doesn't have it's own parking area we were able to find a back-street space nearby without any problems. We'd definitely visit again!

Would have been and excellent place if bed was comfy and heating in the communal areas i.e. Breakfast you need to add layers or a scarf to eat breakfast very cold. Apart from that it was a nice welcoming place

Great service and location
The service was amazing anything we needed the owner brought to us straight away! The hotel itself is really cosy and old fashion which in our case is always appreciated. The location is just outside the city centre which was extremely handy as everywhere was close and in walking distance. Would definitely recommend to anyone who has never been to Edinburgh!

good impression.Large and clean room. The only thing we found uncomfortable was the toilet, as there was little space between the toilet and the wall and the shaft was not up (it fell continuously on your back).For the rest it all ok, thank you!

Met my requirements
The hotel is a mid/ late Victorian upper middle class style building so don't expect modern plush. However, it was clean and tidy and the host welcoming, My room was a small single, with access to a separate bathroom and toilet across the landing allocated for my sole use.This provided plentiful very hot water and a view of Arthur's Seat from the rear window. Breakfast was continental style served between 8-9am in the downstairs dining / bar room. Hotel is on a good bus route into Prince's Street / Waverley Station (15 mins on traffic) or a pleasant walk ( 30/40 mins) through the Meadows towards the Grassmarket area. This was a reasonably priced hotel despite being a major sporting weekend when accom in the city was at a premium.

I was travelling alone but was very well looked after my owner , and given information of local services and amenities .Room was very clean comfortable and warm . I would definitely use this hotel again . Highly recommended

Ow this guesthouse is really nice. We had a lovely stay. The lady of the house was super friendly and so sweet, the rooms were big and nice and the location is good too. Really good value. If i go back, i would take this hotel again.

I spent a beautiful weekend in Rosehall hotel. The manager is really helpful and extremely kind, the room was clean and comfortable, such as the position. Nice continental breakfast.I recommend it!Ho passato un bellissimo weekend in questo hotel. La proprietaria è gentilissima e disponibile. La camera era pulita e abbastanza comoda. Anche la posizione non è male: zona residenziale tranquilla, al centro in 10 min di bus e circa 20 min a piedi. Discreta la colazione. Ve lo consiglio!

We enjoyed our stay at the Rosehall Hotel. It is within walking distance of Edinburgh's major parks and historic centre, the hotel is well maintained, and the welcome is warm. There is no off-road parking but places can usually be found nearby.

A warm welcome greets You from Theresa, the owner of the B&B 1.6 km SE of Edinburgh city center. Nice large room with 3.5 meter to the ceiling. A welcoming poster bed with firm mattress and a bathroom that You want to take home with You. We had a wonderful time.

A wonderful Time
I felt very welcome and at home during my 2-weeks stay.The housekeeper is very friendly and helpful. The house and room (including the bathroom) are very clean and all electric devices work perfectly.The location of the hotel is great as well; very close to Arthur's Seat and Old Town and with a bus stop right in front of the door. I can only recommend The Rosehall Hotel and am planning on coming back again myself.
